Special features
In order to utilise the site footprint, the building is designed to incorporate a car park underneath the second floor of storage at the far end of the facility. By doing this, Steel Storage maximised the facility’s lettable potential. Had this not been designed into the facility layout, the carpark would take up a substantial area of the site footprint and valuable lettable space would be wasted.
 
Complications / Learning Experiences
As seen in the photographs, the site has extremely limited access owing to buildings on the left, right and rear of the site. In order to combat this, the design team, engineers and project manager had to work closely with local authorities and planners in finding suitable methods and time periods to carry out specific works organise material deliveries.
 
Stage 1: Demolishing existing building
The building adjacent to the existing Lock & Leave Self Storage facility was previously used as a factory and had to be demolished in order for initial groundworks to begin. As accessibility was limited, extra care was needed in carrying out the demolition as surrounding businesses stand within feet to the site.
 
Stage 2: Groundworks – piling
This initial stage of ground works involved driving columns of steel into the ground to provide support for the building structure. With piling complete, the lift pit was constructed and drainage work for the site was carried out.
 
Stage 3: Construction of ground floor structural slab
Having completed the ground works, the construction of the groundfloor concrete slab could get underway in time for the arrival of the steel columns for the building frame. This was finished with the erection of the retaining wall surrounding the site
 
Stage 4: Erection of steel frame
This work is currently underway, once the frame has been erected the exterior of the building will be clad and preparation for the mezzanine installation can begin. We will be tracking this work as and when it happened so return to us soon to view the next stage of this Steel Storage new build project
