Learning Experience
Despite the building being located on an industrial estate on the outskirts of the town centre, the site was in a good location due to the back of the facility being visible from the main N11 Highway. Following consultation with the client it was agreed that the back of the building should be painted in bright colours to attract passing traffic.

The facility filled very quickly due to innovative marketing from Bzzz Box, which included painting the rear of the building with their contact details in very bright colours and with their distinctive Bee logo. In addition they launched a comprehensive interactive and multilingual website.


1. THE EMPTY BUILDING
This was a new building on an industrial estate that was empty. A feasibility study was done for the client to evaluate whether he would rent out the building or use as a self-storage facility. The building was surveyed and to maximise space a mezzanine floor designed which doubled the net lettable area. Following the survey it was recommended that a slab test be undertaken by the client to establish suitability of the floor to take 500kg/m2 weight required for storage.

2. LIFT SYSTEM FITTED
Following consultation with the client 2 loading bays and a lift were designed to access to the mezzanine floor level. The lift pit was dug and installation of the lift shaft was undertaken prior to installation of the mezzanine floor and loading bays.

3. MEZZANINE GRID INSTALLED
The mezzanine floor was designed to BS 6399: 4.5kN per m2 (500kg) with a 3 x 4.5m grid. Construction of the mezzanine floor began with installing the mezzanine grid with steel columns and beams.

4. MEZZANINE NEARLY FINISHED
The mezzanine deck consisted of 38mm board fixed to the mezzanine grid. The mezzanine columns were protected with column casings giving a 1hour fire protection.

5. DUAL LEVEL STRUCTURE
As part of the construction of the dual level structure, the use of an 'integrated' mezzanine floor system was used. This enabled fluidity of construction and thus reduced the construction timeframe, with the added benefit of a more cost effective solution
